Selling or purchasing a home may be the single most important and expensive transaction of many people’s lives.  It is a complex transaction; often involving multiple professionals, e.g. banks, real estate licensees, loan officers or mortgage brokers, insurance companies and even governmental units.  Contract disputes, undisclosed liens, property defects, unpermitted repairs, or a seller or buyer’s refusal to cooperate are only a few of the problems that often develop during a real estate transaction.   Short sales further complicate real estate transactions.  To address the many mine fields in real estate transactions, federal and state real estate laws were developed which are similarly complex and present in every real estate transaction, requiring all of the parties involved to follow the rules precisely.  Real estate transactions are therefore inherently law driven.
